Muskoka Waterfront Real Estate | Fall 2022
The Muskoka Cottage Market
To say the 2022 real estate market in the Muskoka region was odd would be a colossal understatement. I spoke to dozens of agents and brokers throughout the summer and time and time again the phase " I have no idea what's going on" would come up. Listing numbers were all over the map and seemed to come in bunches depending on the area and lake. The Lakeland Real Estate Association published their year-to-date sales numbers for waterfront properties. According to the report;
"Sales of waterfront properties numbered 141 units in August 2022. This was a substantial reduction of 43.8% from the same period in 2021.
Waterfront sales were 41.4% below the five-year average and 42.3% below the 10-year average for the month of August.
On a year-to-date basis, waterfront sales totaled 884 units over the first eight months of the year. This was a sharp decrease of 46.5% from the same period in 2021."
Chuck Murney, President of the Lakelands Association of REALTORS®. went on to say "Many housing markets in the province and across the country are experiencing sustained downturns in activity and ours was no exception in August. Supply levels are moving up from record lows and prices are pulling back from their peak earlier this spring, trends that we expect will continue through the end of the year since we have at least one more rate hike on the horizon. Once interest rates have stabilized there will likely be a period of adjustment where buyers and sellers reassess their positions on affordability and pricing expectations, respectively, so the housing market is going to be in transition for some time while all of this is going on.”
Waterfront Sales
Year-to-date sales on the Lakelands Real Estate Board totalled 498 properties to September 22, 2022. This includes cottages, waterfront lots and year round lake homes in the Muskoka region. Sale prices began to soften mid-summer and the multiple frantic offer situations were far less frequent and the selling season progressed. There was a delay where sellers pegged the listing prices based on last years market which in turn increased the ask to sell spreads.
To be frank, it's incredibly challenging right now to know where to set a realistic asking price for a cottage. Waterfront I expected to be sold very fast sits and sits with days on market going ever higher while others still bring bidding wars. It appears that Seller's expectations are beginning to reflect the realities of the market so the spreads may begin to tighten up.
