I’m often told that I’ve been far too pessimistic lately but I’ll own that. These are my thoughts on what the data tells me and what I hear when talking to others in the industry. The short version Sales are well below normal and supply is far above it. Sales through September, at 340, are 28.9% below the 8-year average and 31% below the pre-pandemic years of 2018 and 2019, even though the dip on 2025 is only 3.7%. Active listings are 61% above the 8-year average, and months of inventory is 11.9 against a long-term 5.6. 2027 outlook Listings stay high. Hundreds of unsold cottages return in the spring with new photos, new write-ups and lower prices. Listing volume stays at these levels for much of 2027 and may climb another 5%.
