Muskoka & Area Home Sales – Q3 2025

Non-waterfront residential sales in Muskoka & Area totaled 370 units in the third quarter of 2025, representing a 21.7% increase compared to the same period in 2024.

Market balance remained steady, with months of inventory at 6.3 at the end of Q3 2025, up slightly from 6.2 months a year earlier. This metric reflects the number of months it would take to sell all current listings at the existing pace of sales.

Homes also sold more quickly, with the median days on market declining to 34 days, down modestly from 36 days in Q3 2024.

The median sale price for non-waterfront residential properties held steady at $590,000, unchanged from the same quarter last year.

Muskoka Cottage Market

Waterfront property sales in Muskoka & Area reached 371 units in the third quarter of 2025, an 18.5% year-over-year increase from 2024.

The months of inventory rose to 7.6, up from 6.3 a year earlier, signaling a gradual shift toward more balanced market conditions.

Despite this, properties sold faster, with the median days on market improving to 41 days, compared to 45 days in Q3 2024.

The median sale price for waterfront properties edged up 1.2% year-over-year to $835,000.

The market for waterfront homes was tightest in the range $1M-$1.1M, where demand was strongest relative to supply. Cottages in the price range $900K-$1M spent the least amount of time on market prior to selling in the third quarter of 2025.

The market for non-waterfront homes was tightest in the range $500K-$600K, where demand was strongest relative to supply. Houses in the price range $600K-$700K spent the least amount of time on market prior to selling in the third quarter of 2025.
