What I tell buyers before they fall for Lake Muskoka
Lake Muskoka is the largest and busiest of Muskoka's Big Three, alongside Lake Joseph and Lake Rosseau, roughly 12,000 hectares with about 269 km of shoreline between Bala, Port Carling, Bracebridge and Gravenhurst. That size is why it carries the most boat traffic and the widest range of prices of any lake I sell.
Three townships touch this lake, not two: most of the shoreline sits in Muskoka Lakes, the southeast corner is Gravenhurst, and a real stretch around the mouth of the Muskoka River belongs to Bracebridge. Worth knowing, since a lot of write-ups leave Bracebridge off the list.
It connects to Rosseau and Joseph through the lock at Port Carling, so boaters treat all three as one system. Expect everything from old timber-frame boathouses to newer four-season builds, often a dock apart. Vacant shoreline rarely changes hands here; most of what's buildable was built decades ago.

I track every detached waterfront sale on Lake Muskoka. Not asking prices, actual sold prices. Here is the whole record, published in full so you can check it rather than take my word for it.
2021 was a genuine bidding-war year here: 114 sales, the average sale closing above asking, and 62 of those 114 going over list. It has cooled since, settling into the mid-$90s% range on sale-to-list every year from 2022 on, which is normal negotiating room, not a falling market.

2026 runs through mid-August, so treat that row as a partial year rather than a full-year comparison. 2019 is excluded from this series entirely: the source export only captured 4 sales that year against 48-114 in every other year, a gap in the export rather than a real slowdown.
Figures are compiled from MLS® sold records for detached waterfront on Lake Muskoka across Muskoka Lakes, Bracebridge and Gravenhurst townships, deduplicated to remove properties listed on more than one board. Sale-to-list is the average across that year's sales. Records before 2020 are too sparse in the source to publish honestly, so the series starts there.
These figures reflect MLS®-listed sales only. Private and exclusive listings never enter the MLS® system and are not captured here. Neither is uncommon in the upper price tiers, where sales are sometimes arranged quietly between the parties. The real number of transactions on Lake Muskoka is therefore somewhat higher than shown, and the effect is likely to be greatest at the top of the market. That is a genuine limitation of any sold-data analysis, including this one, and it applies equally to anyone else publishing figures for this lake.
