How these figures are calculated
Median sale price
The median sale price of detached, freehold waterfront properties sold in Muskoka in September 2026, from Habistat MLS® data.
Change over 12 months
The average of the monthly median sale prices for Oct 2025 to Sep 2026, compared with the average for Oct 2024 to Sep 2025. It is an average of monthly medians, not one pooled median.
Average active listings
The average of the three monthly active-listing counts for July to September 2026. Q3 2026 is the highest of the 35 full quarters since Q1 2018 (the previous best was 457 in Q3 2025). Comparisons start in 2018 because board coverage before then is less consistent.
Sales per 100 new listings
Total sales divided by total new listings over Oct 2025 to Sep 2026, times 100. It compares the two counts over the same period and does not follow individual listings. The comparison figure is the same calculation for 2018 and 2019 combined.

The Market Right Now

Is It a Good Time to Buy a Muskoka Cottage?

In our Q3 2026 reading, Muskoka cottages under $3M read Correction, which is a buyer's market, while cottages at $3M and over read Stable, which is a balanced market. The reading comes from the Cottage Forecaster, which combines sold-listing data, search interest, interest rates, the stock market and a local sentiment score, and is refreshed every quarter.

The median sale price was $1,100,000 in September 2026. It reads direction, not a price for any one property, so use the sold data for the lake you are considering when you size up a specific cottage.

Before You Buy

Six Things to Check on Any Muskoka Cottage

General guidance, not legal or financial advice. Details differ by property and by municipality.

1Access

Is it a public road, a private road or water access only? Some roads are not plowed or maintained all year. Access affects winter use, insurance, financing and how easily you can bring in supplies and contractors.

2Season of use

Many cottages are built for summer. Check the insulation, the heating and whether the plumbing is winterized if you plan to use the property in the colder months.

3Water and septic

Ask how water is supplied (lake water, a drilled well or both) and request the septic system's age, size and inspection records.

4Shoreline, docks and boathouses

Rules on docks, boathouses and shoreline work vary by municipality and by lake. Ask whether a shore road allowance sits between the lot and the water, and whether it has been purchased.

5Carrying costs

Budget for property tax, insurance, road association or maintenance fees, utilities and upkeep, not only the mortgage.

6Local advice

Your lawyer, home inspector and lender should confirm the details for any property. We can point you to the right questions and to sold data for the lake.

Questions

Muskoka Cottage Buying Questions

Is it a buyer's or seller's market for Muskoka cottages right now?

In our Q3 2026 reading, Muskoka cottages under $3M read Correction, which is a buyer's market, while cottages at $3M and over read Stable, which is a balanced market. The reading is refreshed every quarter.

How much does a cottage cost in Muskoka?

The median sale price of a detached, freehold waterfront property in Muskoka was $1,100,000 in September 2026. Set against the 12 months before, the median over the last 12 months is down 7.0 percent. Prices vary widely by lake, frontage, access and condition, so the sold data for the lake you are considering is a better guide than any regional average.

What are the main lakes in Muskoka?

Lake Muskoka, Lake Rosseau and Lake Joseph are often called the Big Three. Lake of Bays, Georgian Bay and dozens of smaller lakes are also popular with cottage buyers. This page links to cottages for sale on 15 Muskoka lakes.

What is the difference between road access and water access?

A road-access cottage can be reached by a public or private road, and some roads are not maintained all year. A water-access cottage is reached by boat, often from a marina or public launch, with parking on the mainland. Access affects winter use, insurance, financing and how easily supplies and contractors can reach the property, so it is worth checking first.

Can I buy a Muskoka cottage if I am not a Canadian citizen or resident?

Rules for buyers who are not Canadian citizens or permanent residents are set by federal law, include exceptions, and can change, so read the current text of the Prohibition on the Purchase of Residential Property by Non-Canadians Act and confirm with a real estate lawyer before you make an offer. Contact us and we can walk you through the buying process and the questions to ask.

How often are the listings and market figures on this page updated?

The listings come from the MLS® feed and update throughout the day. The market figures and the Cottage Forecaster are refreshed every quarter.
