Reading the Muskoka Median
Muskoka's quarterly median moves more than the other regions we track, and the reason is structural rather than a data problem. Volumes are low — Q1 2026 recorded 23 sales — and the market spans everything from modest back-lot waterfront to eight-figure estates. A handful of high-end closings in a quiet quarter pulls the median several hundred thousand dollars. Q2 2026 came in at $1,181,326 and July at $1,415,000; neither is a market-wide move of that size.
Average price makes the point plainly. In Q3 2026 the median is $1,415,000 while the average is $2,114,924 — a gap of roughly $700,000, wider than the entire median price of Kawartha Lakes. Read the twelve-month trend and months of inventory for direction, and treat any single quarter's median as a snapshot of what happened to sell.
