What This Dataset Covers
This is the province-wide series, compiled across every contributing board listed at the bottom of this page — not the sum of the four cottage-country regions tracked separately. Waterfront freehold detached transactions from Toronto, Ottawa, London, Niagara, Kingston, Oakville and the recreational boards all feed into it, which is why quarterly sales counts here run in the hundreds to low thousands while an individual region like Haliburton records under a hundred.
Use this series for the provincial trend. Use the regional datasets for anything about a specific market — the provincial average currently masks a spread running from Haliburton at +5.0% to Kawartha Lakes at -11.6% over the same twelve months.

How the Regions Compare
All five series, same filter, same source, same quarter.
The provincial median sits at $785,000, down 3.1% over twelve months, with 10.1 months of inventory. That number is a midpoint, not a description of any actual market. Muskoka's median is nearly double it. Haliburton is the only region under ten months of inventory. Kawartha Lakes is falling roughly four times faster than the province as a whole.
